1. What yield does this property realistically generate?
Gross yield is easy to calculate: annual rent divided by purchase price. But net yield — after maintenance, management fees, vacancy periods, and taxes — is what actually matters. In Sofia's premium segments, realistic net yields range from 4.5% to 7%, depending on the neighborhood and property type.
2. Is the location fundamentally sound?
Location drives both rental demand and capital appreciation. We look for areas with strong infrastructure, proximity to business districts, international schools, and transport links. Lozenets, Hladilnika, and Vitosha consistently outperform the broader market. Emerging areas like Manastirski Livadi offer higher yields with slightly more risk.
3. Who is the likely tenant?
The tenant profile determines rent stability. Corporate tenants and expats pay higher rent and stay longer. Short-term rental (Airbnb) can generate higher gross yields but requires active management and carries regulatory risk. Understanding your target tenant before you buy shapes every decision.
4. What is your exit strategy?
Every investment should have a planned exit. Are you holding for 5 years and selling to a local buyer? 10 years and selling at the peak of a development cycle? Or holding indefinitely for yield? The exit strategy determines the right property type, size, and location.
