The Art of the Private Viewing

A good viewing is not a tour — it is a conversation between a home, an owner, and a buyer who has not yet decided.

The most expensive homes in Sofia are almost never sold to people who toured them in a hurry. They are sold to people who lingered. Who walked the rooms twice. Who stood at the window and asked, "what is the morning light like in October?"

Less is more

We rarely show more than three properties in a single visit. Beyond that number, judgment dulls and homes start to blur. A focused brief, a short list, and ample time at each property produces decisions clients are still happy with five years later.

The owner's chair

When we can, we leave a chair in the principal room and ask the client to sit down for a few minutes alone. Most try it once and never want to view a home any other way again. The room either feels like home, or it does not — and that question is impossible to answer while moving.

Questions that matter

Where is the morning light? Where is the evening light? Which neighbors are home during the day? What does the building sound like at 3am? Is the elevator original? Who maintains the garden? These are the questions a careful buyer asks, and they are the questions we make sure get answered before any offer is drafted.

Discretion

For our most private clients, we conduct viewings outside business hours, with no other agents present, and never list the property in any public channel. Homes at this level move through introduction, not advertisement.
