Mistake 1: Skipping Legal Due Diligence
In Bulgaria, property ownership history can be complex. Restitution claims, unresolved mortgages, incorrect cadastre records, and inherited ownership disputes are real risks that a title search must uncover before you sign anything. Never skip the notary verification and always use an independent lawyer, not one recommended by the seller.
Mistake 2: Ignoring the Total Cost of Ownership
The purchase price is just the beginning. Budget for 3–4% in transaction costs (notary fees, local taxes, agent commission), plus any renovation costs, furniture, and ongoing maintenance. In many cases, buyers underestimate the true cost by 15–20% and face cash flow stress after closing.
Mistake 3: Letting Emotion Override Analysis
We understand it — sometimes a property feels right and you want it. But emotional decisions in real estate lead to overpaying, skipping inspections, and ignoring red flags. Keep a simple checklist of your must-haves and use it as an anchor during viewings.
Mistake 4: Not Stress-Testing the Financing
Interest rates in Bulgaria have risen significantly since 2022. If you're financing part of the purchase, model the worst case: what happens if rates increase by 2% from where they are today? Can you still comfortably service the debt? Many buyers in 2021–2022 did not ask this question and are now under pressure.
Mistake 5: Buying Without Understanding the Exit
Every property you buy is one you'll eventually sell. Ask before you buy: how liquid is this asset? What's the likely buyer pool in 5–10 years? Properties in unusual locations or with unconventional layouts are harder to sell — and that difficulty gets priced in when you need to exit.
