How to Approach Buying a Property in Sofia

Financing before viewings, viewings before paperwork, paperwork before deposits — the buying process rewards sequence and punishes haste. A step-by-step guide from our team.

Buying a property is a sequence, and most expensive mistakes come from doing the steps out of order — falling in love with a home before the financing is clear, or handing over a deposit before the documents are checked. Here is the order that works, step by step.

Before the viewings: budget and financing

The purchase price is not the whole cost. On top of it come the local transfer tax, the notary fee, the registration fee, any agency commission, and — almost always underestimated — the cost of bringing the home to the state you want it in. Build your budget around the total, not the sticker.

If you are financing with a mortgage, talk to banks before you start viewing, not after you have found the one. A pre-approval tells you your realistic range, what down payment the bank expects, and how long the process takes. Keep in mind the bank will commission its own valuation of the property — its number, not the seller's, determines what the bank lends against.

The viewings: what you are actually looking at

You are not buying an apartment; you are buying a building, an entrance, neighbours and a street — with an apartment attached. Visit at different times of day. Listen for noise, look at the state of the common areas, ask who maintains the building and what the monthly maintenance costs are.

In older buildings, the questions are the roof, the electrical and plumbing installations, and the heating. In new construction, the questions are the completion stage and permits, the developer's track record with previous buildings, and what exactly the price includes — parking, storage, finishing standard.

The document check — the step that is never skipped

Before any money moves, the property's paper trail is verified: the title deed, the cadastral documents, and a certificate showing whether the property carries encumbrances — mortgages, liens, pending claims. Inherited properties need the full circle of heirs established; new construction needs its building permit and current legal status confirmed. This is work for a professional — a lawyer or an agency that does it daily — and it costs a fraction of what it protects you from.

Preliminary contract and deposit

Once the checks are clean, the parties typically sign a preliminary contract and the buyer pays a deposit. This contract fixes the price, the timeline to the final deed, what happens if either side withdraws, and any conditions — for example, that the purchase depends on mortgage approval. The deposit changes hands after the document check, never before it.

The notary day

The transfer itself happens before a notary in the district where the property is located. The buyer's side of the closing costs typically includes the municipal transfer tax, the notary's fee and the registration fee; the exact amounts depend on the municipality and the price, and your agent or lawyer will calculate them in advance so nothing on the day is a surprise. Payment almost always runs through bank transfer — with a mortgage, the bank pays the seller directly after registration.

After the purchase

The new owner declares the property to the municipality within the legal deadline, transfers the utility accounts — electricity, water, heating — registers with the building management, and, sensibly, insures the property. None of it is difficult; all of it is easier when someone hands you the checklist.
