How to Approach Renting an Apartment in Sofia

Good rentals move fast — the prepared tenant wins them. What to check at the viewing, what the contract must contain, and the red flags that end a conversation.

Sofia's rental market moves quickly: the good apartments are viewed within days and taken by whoever is ready to decide. Preparation is not just protection — it is how you win the better home. Here is the whole process, in order.

Prepare before you search

Budget the full monthly reality, not just the rent: utilities vary widely with the building and the heating type, and moving in typically requires a deposit on top of the first rent — customarily in the range of one or two months' rent, agreed per contract. Decide your non-negotiables in advance — distance to work or the metro, parking, pets, furnished or not — so you can say yes quickly when the right place appears.

The viewing

Run the apartment, not just your eyes over it. Open taps, check water pressure and the boiler, test the appliances that stay, look at the windows and ask what the heating is — district heating, electricity or gas changes the winter bills substantially. Ask to see a recent utility bill: it answers honestly what the landlord estimates politely. Look at the entrance, ask about the neighbours and the building manager, and take photos — they are the start of your record.

The contract

Always written, never a handshake. A solid rental contract states the term and the notice period for both sides; the rent, what it includes and when it is due; the deposit, and — critically — the exact conditions under which it is returned; who is responsible for repairs, separating normal wear from damage; and the house rules that matter to you, from pets to subletting.

Alongside the contract comes the handover protocol — a signed inventory of the apartment's condition and the meter readings on day one. It is the single most important document you will hold at move-out: deposits are argued over condition, and the protocol is the evidence.

Living in the rental

Keep communication about the apartment in writing — even a short message after a phone call fixes what was agreed. Report problems early: a small leak documented today is a different conversation from a stain discovered at move-out. If the contract allows rent adjustment or renewal terms, know them before the anniversary arrives, not after.

Red flags that end the conversation

A deposit requested before any viewing. Refusal to sign a written contract. A landlord who cannot show they own the apartment — ask politely; owners are not offended. Rent quoted with bills included but nobody can say which bills. Any pressure to decide on the spot without reading what you are signing.
