Decide what kind of home this is
Is it a long-term family residence, a pied-à-terre for international travel, or an investment that may sell in five years? The answer changes the priority of layout, finish levels, and amenities. Family homes prioritize function and durability; pied-à-terres prioritize comfort and reduced upkeep; investments prioritize broad appeal and resale liquidity.
Decide the architectural direction before choosing materials
Sofia's prewar buildings reward a restoration sensibility — exposing original moldings, restoring herringbone parquet, keeping room proportions intact. Newer buildings in Hladilnika or Lozenets often reward a contemporary direction with full openings, integrated lighting, and continuous surfaces. Trying to do both in one home rarely succeeds.
Plan the lighting before the layout
Most luxury homes in Sofia underinvest in lighting. A great kitchen with poor lighting feels mediocre at 6pm; an average kitchen with great lighting feels expensive. We work with lighting designers from the start, not as an afterthought.
